Office Cleaning Services for UK Workplaces
Your office is cleaned by people who have been DBS checked and screened to BS 7858, the British Standard for staff working in secure environments. Rates run from £20 per cleaner per hour excluding VAT, and every contract carries a break clause.
A written proposal follows a site visit that takes about fifteen minutes. Quotes are free and carry no obligation.

What a Contract Covers
What an Office Cleaning Contract Should Name, Area by Area
A written specification should name six areas. Anything left unnamed becomes an argument in month three.
- Workspaces
- Washrooms
- Kitchens and break rooms
- Meeting rooms
- Reception
- Shared circulation space
Daily cleaning handles the visible work
Desks, floors, bins, glass and touchpoints such as door handles, lift buttons and stair rails.
Washrooms get disinfection and restocking on the same visit, because consumables run out long before anyone reports them, and empty soap dispensers generate more internal complaints than any other cleaning issue in an office.
Periodic work sits alongside the daily round
Carpets and hard floors need stripping, sealing or extraction on a cycle rather than a whim.
Windows, ceiling tiles, air vents and light fittings collect dust that daily cleaning never reaches. Kitchens need a deep clean between routine visits.
Each of these is priced and scheduled inside the same contract, so nothing arrives later as an extra.
How the Clean Is Run
Why Office Cleaning Standards Slip in Month Four
Standards slip when nobody checks whether the cleaner turned up.
A contract can start well, run on goodwill for a quarter, then quietly degrade because attendance was never measured and absence was never covered.
Scheduling follows how your building is actually used
Hybrid working broke the standard five-night specification, and plenty of offices still fund cleaning on floors that sat empty all week.
Frequencies can be weighted towards the zones and days your people occupy, so the hours go where the footfall is. Early mornings, evenings and weekends are all available, so cleaning happens around your operation rather than through it.
- Early mornings
- Evenings
- Weekends
-
Cleaners clock in and out through a GPS-tracked time and attendance system
That produces a record of who was on site and for how long, which means a missed clean is visible the next morning rather than three weeks later when complaints reach you.
-
Supervisors run monthly quality audits against the written specification
A named account manager handles requests directly instead of routing them to a call centre.
-
Absence cover is written into the specification, not promised verbally
Holiday and sickness are the points where most cleaning contracts fail, because there is no named relief arrangement and the clean simply does not happen.
Relief cleaners are briefed on your site before they are needed.
Who Is In Your Building After Hours
Your Cleaners Are Screened to BS 7858, Not Just Referenced
Every cleaner is DBS checked and screened to BS 7858, the British Standard titled Screening of individuals working in a secure environment.
Most cleaning companies say their staff are vetted. Few will name the standard they vet to.
BS 7858 goes considerably further than a reference check
- Identity and address history verified
- Right to work confirmed
- Five years of activity history, with every gap explained
- Criminal record check
- Financial probity, including county court judgments and bankruptcies
The standard reaches beyond security staff
Some insurers now require it as a condition of cover.
The BSI notes that the standard applies well beyond security staff, naming cleaners working in secure environments such as government buildings as a specific case.
This is a security business as well as a cleaning one
That screening framework is already in daily use here. Organisations joining the SIA Approved Contractor Scheme have to demonstrate adherence to BS 7858, and the scheme is held for security guarding and door supervision.
The same screening discipline applies to the cleaning teams.
Vetting only holds if the people stay
Cleaning contracts fail on turnover more often than on method, because every replacement needs re-inducting, re-badging and time to learn the floor plan, and the standard dips for a fortnight each time.
Cleaners are paid the London Living Wage on London contracts, which is the single most effective way of keeping the same faces in your building month after month.

The Accreditations Buyers Check
BICSc, ISO 9001 and SafeContractor, Independently Verified
Four accreditations sit behind the cleaning operation: BICSc, ISO 9001, SafeContractor and, on the security side, the SIA Approved Contractor Scheme.
BICSc membership carries weight because buyers ask for it by name
Public sector cleaning tenders routinely specify it as a supplier requirement, including a £580,000 housing contract in the East of England that named British Institute of Cleaning Science membership in the tender documents.

What Office Cleaning Costs
Office Cleaning Costs £20 to £30 Per Cleaner, Per Hour
Office cleaning typically costs between £20 and £30 per cleaner per hour, excluding VAT.
Most contracts settle into a fixed monthly fee after a site visit rather than being billed hourly, but the hourly figure is what lets you sanity-check any quote you receive.
£20 to £30
Per cleaner, per hour
Excluding VAT. Most contracts settle into a fixed monthly fee after a site visit.
Five factors move the number
- Size and layout. Open-plan floors clean faster per square foot than buildings split across meeting rooms, kitchens and washrooms on several levels.
- Frequency. Daily cleaning costs more each month but less per visit. Weekly and fortnightly visits carry a higher hourly rate because the workload has built up.
- Timing. Early morning, evening and weekend shifts cost more than a clean inside normal hours.
- Specification depth. Touchpoint sanitising, consumables management and periodic deep cleans each add to the base figure.
- Access. Restricted access, security clearance requirements and Central London locations all add time.
There is a floor below which a quote cannot be honest
- £14.80 London Living Wage, per hour
- £12.71 National Living Wage from April 2026, per hour
The London Living Wage stands at £14.80 an hour, and the National Living Wage rose to £12.71 in April 2026. Add employer National Insurance, holiday pay, absence cover, equipment, materials and supervision, and a London quote much below £18 an hour cannot be paying either rate.
Quotes at that level tend to correct themselves in month four, either through a price rise or through a drop in hours nobody told you about.
Every proposal itemises the hours, the frequency and the specification, so you can see what each pound is buying.

Areas Covered
Where Do We Provide Office Cleaning?
We clean offices nationwide, including major cities across England, Scotland and Wales. Corporate offices, headquarters, serviced offices and multi-site workplaces all sit inside the same coverage.
Vetted, supervised teams for single-site and multi-site offices.
How nationwide office cover works
Wherever your office sits, we can put a vetted, directly employed team on site, supervised and covered when someone is off sick.
Not sure whether we cover your office's location? Get in touch. We can confirm cover for your city or region before you book.
Site surveys are free, with no obligation to proceed.
Contract Terms and Notice
Every Contract Carries a Break Clause, and TUPE Is Handled
Contracts include break clauses rather than long lock-in periods.
Standards are what keep a contract in place, so tying clients in for years serves nobody. If the service stops earning the work, you have a route out that does not require a dispute.
The Office Types We Clean
Corporate Headquarters, Serviced Offices and Shared Workspaces
Four workplace types make up most of the contracts run here.
Need a documented specification, out-of-hours delivery and a supervisor who reports rather than reacts.
Law firms, accountants and financial businesses add confidentiality requirements around desks, meeting rooms and confidential waste, which is where the BS 7858 screening earns its place.
Need a schedule that works around the building operator's own access rules.
Need higher touchpoint frequency and washroom servicing during the day, because the space never fully empties.

Multi-site clients run one specification and one point of contact across the whole portfolio, and can put cleaning and security under one contract where that is simpler to manage.
How a Cleaning Contract Starts
From First Enquiry to First Clean in Four Steps
Mobilisation follows the same four steps every time.
-
01 Make an enquiry
Five details about your building are enough to begin.
- Size
- Location
- Current frequency
- Out-of-hours access
- Anything unusual about the site
-
02 Site visit
An operations manager walks the building, usually in ten to fifteen minutes, and records what the specification needs to cover.
-
03 Written proposal
The proposal follows within 24 hours, itemised by area, frequency and hours so it can be compared against any other quote line by line.
-
04 Mobilisation
Once agreed, any TUPE transfer is handled, staff are vetted and site-inducted, and the first clean runs to the agreed specification from night one.
Common questions
Six Questions Facilities Managers Ask Before Signing
Clear answers on frequency, out-of-hours access, vetting, what is included and what happens to your current cleaners.
020 3794 8182
How often should an office be professionally cleaned?
Most offices need cleaning between three and five times a week, with daily cleaning standard in buildings above roughly thirty desks or with heavy visitor traffic. Frequency depends on headcount, footfall and how many days staff are actually in.
Here is more detail on how often an office actually needs cleaning.
Can office cleaning be done outside working hours?
Yes. Early morning, evening, overnight and weekend shifts are all available, and out-of-hours delivery is the norm rather than the exception on office contracts.
Out-of-hours work usually carries a modest premium on the hourly rate, which is stated in the proposal rather than added later.
Are your office cleaners DBS checked?
Yes. Every cleaner holds a DBS check and is additionally screened to BS 7858, which verifies five years of activity history, identity, address history, right to work and financial probity.
Documentation can be provided for your own compliance records on request.
What is included in office cleaning, and what costs extra?
Daily cleaning of workspaces, washrooms, kitchens, meeting rooms, reception and circulation areas is included as standard, along with washroom consumables where that is specified.
Window cleaning, carpet and hard floor treatment, ceiling and high-level cleaning and one-off deep cleans are priced separately and scheduled into the same contract.
What happens to our existing cleaners if we switch?
Where your cleaners are employed on the current contract, TUPE normally applies and their employment transfers across.
They are re-vetted, retrained on the new specification and brought onto the same terms as the rest of the workforce, so the building keeps people who already know it.
Do you clean shared offices and coworking spaces?
Yes. Shared workspaces and serviced offices run on a different pattern to a single-tenant office, with more frequent touchpoint and washroom servicing during the day because the space stays occupied.
Schedules are built around the building operator's access rules.
